Making a reservation or payment
We can only provide a definitive confirmation that the rental period requested by you is still available following receipt of your completed booking form + payment.
By completing the booking form you are consenting to our terms and conditions of rental and payment, as well as the provisions stipulated in the general information section. The payment of 50% of the total rental price must be transferred to our bank account within 7 days of the invoice date. The remaining 50% of the cost must be paid no later than 8 weeks prior to the start of the rental period. Bookings made within 8 weeks prior to the date on which the rental period is set to begin must be paid immediately in their entirety (total rental cost). We reserve the right to cancel the booking if the payment is not received on time. We also reserve the right to refuse a reservation or cancel this if the majority of the party is aged between 16 and 21 years of age.
Your holiday address and the route map
We will send you the address of Domaine La Pinsonnerie and a route map following receipt of the full payment.
Arrival and departure times
The holiday home will be available to you from 16.00 on the first day of the rental period. You must depart the rented property by 10.00 on the last day of your stay. Arrival and departure days always fall on a Saturday.
Rules governing rental
The tenant must adhere to the rules and the terms and conditions of the lease as stated in the booking and rental information. The rented property may not be occupied by more persons than agreed in the booking. The tenant shall be obliged to take the greatest care with the holiday home and any equipment contained herein. Any damage to the property and/or the fittings caused by the tenant must be compensated to the proprietor. The property must be left clean and undamaged when the tenant departs the property. If the tenant does not adhere to the rules governing the rental, the proprietor shall be entitled to ask the tenant to leave the premises with the tenant having no entitlement to compensation. If the property has been left clean and undamaged upon departure, the deposit paid shall be returned to the tenant at the end of the rental period.
The rental prices are stated on the website. We reserve the right to amend the rental prices, with the exception of booking agreements that have already been signed. These may only be amended if taxation amendments are issued by the French government. (for example a VAT increase)
The beds will already have been made upon your arrival. Clean linen is available (bath towels, swimming towels and kitchen towels).
A washing machine and a tumble dryer are also available for your use.
Tourist tax (“taxe de séjour”) is paid by the proprietor.
Electric, gas and water costs
Prices in high season include costs for electricity, gas and water. Off season prices do not generally include the aforementioned costs, a fact which will be clarified in advance on your booking confirmation. These costs must be paid on the spot.
The rental costs are INCLUSIVE of the costs of the cleaning.
If the holiday home possesses an open fire, this may be used. Wood for the fireplace is available at no extra cost.
The swimming pool can be used at your own risk. Children and babies must be accompanied at all times; the proprietor cannot be held responsible for any accidents or injuries that result from using the pool. It may be the case that the swimming pool is temporarily closed for maintenance or repair work; we cannot be held responsible for any inconvenience caused as a result of this. Men are only permitted to wear swimming briefs in all swimming pools in France, including those owned by us. This is for hygiene and sanitary reasons. We allow Bermuda shorts, boxer shorts or any other half-long swimming shorts to be worn in our pools, providing that a person’s knees are completely visible at all times.
Free wireless internet (WiFi) is available for use by tenants. The site is too remote to obtain (high-speed) internet via ADSL, therefore the proprietor has a satellite internet connection. Internet obtained via satellite is weather-sensitive and it may be the case that this service is temporarily unavailable. We cannot be held responsible for any inconvenience that this may cause you. When using this service, the tenant must act as a responsible and careful internet user. The tenant shall refrain from partaking in any behaviour which may hinder use by other internet users, or which may cause damage to the system. The tenant must also not violate any laws when using the internet. Tenants are also not permitted to download any music or films whilst using this connection. If these rules are violated, the tenant shall be blocked from the internet.
The tenant shall not be permitted to camp on the site or even to erect a tent without the permission of the proprietor.
You may bring a dog with you, however you must obtain prior consent from the proprietor to do so.
The deposit of €250,- must be submitted directly to the proprietor in cash when the keys are issued. The tenant will receive the deposit back upon returning the key. Any damage caused by the tenant or any additional cleaning costs necessary shall be deducted from the bond. The proprietor is permitted to check the holiday home for damage and completeness of the inventory prior to your departure.
We recommend that you take out cancellation insurance.
You are permitted to cancel your booking up to 8 weeks before the start of the rental period. The rental sum already paid will then be paid back in bulk minus an amount of €25.00 administration fees. In the event of making a cancellation 8 weeks or closer to the start of the rental period, the tenant will be expected to pay the entire amount owing, as stated on the invoice.
If you have any complaints during your stay, please contact the proprietor directly. The proprietor shall not have any obligations nor be obliged to pay any reimbursement in the event of early departure if there has been no prior deliberation or mutual agreement between the parties in this regard.
The proprietor shall not be responsible for any losses and/or accidents that arise at Domaine La Pinsonnerie.
Disputes between the tenant and the lessor
Once the lessor has received the signed booking agreement, the tenant is obliged to adhere to the payment deadlines stated therein. If, for whatever reason, the tenant does not make the payment, then the lessor is obliged to submit a claim for the overdue rental sum with added legal costs, for 15% of the amount owing with a minimum of €40.00.
Netherlands law shall apply to the terms and conditions of rental.
Any differences of opinion regarding the content of our terms and conditions of rental and/or the quality of the property should, by preference, be settled between the two parties. If legal steps are necessary, the parties involved authorise the Breda Court to pass judgment in this regard.
